PREMISES LICENSE
We are advised that the business trades on opening hours of Friday, Saturday and Sunday 12am-12pm, Monday, Tuesday, Thursday 12-3pm and 5-11pm and on a Wednesday 5-11pm. The premises license allows trading from 11am to 12pm Thursday – Sunday and 11am – 11pm Monday, Tuesday and Wednesday.
TENURE
The business is being offered as an assignment of a fully renewable 20 year lease commencing june 1996, it is an old laurel lease (now part of enterprise inns). The lease is landlord and tenant act protected, therefore renewable at no further cost at its end, subject to the acts conditions for a further 20 year period.
The lease is partially tied this allows for a guest ale, there is no tie on wines, spirits, minerals and alcho pops and gaming machine and pool table income is 100% to the lessee. The rent is 35,500 per year, with the last rent review being june 2007 and the next being june 2010.
