LOCATION (HR2 0EX)
The ancient village of ewyas harold is set deep into the golden valley of herefordshire just 11 miles south from the county town of hereford. Follow the a465 road towards abergaveny and you will find the village signposted on the right (b4347) follow the road into the village and lookout for the spire of the old church, this will lead you to the pub which is set opposite the brook and old pack bridge.
The village is very much “alive” and flourishing having around 1700 residents many of whom work in the county town of hereford and has a strong sense of neighbourhood spirit with the pub being one of the villages community access points for broadband access.
The pub lies close to the village church which attracts visitors all year along with the castle ruins (circa 1050) just 300 yards from the church which is one of only four castles built before norman conquest which saw the start of the golden age of castle building.
Opposite the pub is a flowing brook which is an affluent of the river monnow which itself runs into the river wye. The locale is popular all year for tourists, ramblers and general historic and country enthusiasts. All together a great place to live and work within.
PROPERTY DESCRIPTION
500 Years of english history has passed through this old village pub which is constructed of mellow stone under pitched roofs and adorned with hanging floral baskets making it “as pretty as a picture”, in deed “archetypical” of such classic traditional hostelries.
Step back, enter and enjoy the flavour of bygone days and memories of country village life which is a much sort after “shangrella” in today’s fast moving society. Internally probably little has changed over the centuries except for the addition of modern creature comforts, and local teams inc: darts, pool, football & cricket.
Low beamed ceilings, exposed brick and stone walls, timber pews and log burning fires, all that you would expect plus the atmosphere and welcome much missing in many such pubs today. The pub is a haven for real ale drinkers and indeed it has mention within the camra guides inc 2008 and has been nominated as herefordshire’s pub of the year following on its success as camra’s real ale pub 2006, 07, 08 and also camra b&b guide 2007-08.
There is a locals bar (50 plus vertical drinkers) with original tiled floor and settles games room (20 plus vertical drinkers) with pool table and pub games along with a dining area (15). Central bar servery has a full range of real ale wickets and bright beer pumps, being as you would expect the focal point of the pub (all the village gossip passes over this bar). Catering kitchen is equipped with commercial units. Beer cellar is “roll in” on the ground floor. Ladies & gents facilities are provided.
OWNERS ACCOMMODATION – GUEST LETTINGS
Located to the first and second floors with ,to the top floor , 2 letting guest bedrooms and joint family bathroom with new D.G windows all round (could be used for either guest letting or 2nd family/Grannie flat etc). The 1st floor having a private lounge, generously proportioned bedroom, lobby office, kitchen and large family bathroom with Spa Bath & separate shower, this then leads onto a private secluded roof garden, ideal for those “private moments” after closing.
EXTERNALS
To the side of the pub is a small patio area ideal for the provision of smoking arrangements and to the front of the property a timber benched area overlooking the brook, old bridge and lane leading to the historic church and castle ruins. A little bit of ENGLISH HEAVEN.
PREMISES LICENSES
We are advised that the business trades on opening hours of 10 am till 12pm all week . The PREMISES LICENSE allows for openings of 10am through till 12pm all week except for Friday & Saturday which sees 1am available. A Personal License will be required and our training associates can assist with this for you along with other licensed retail training inc BII courses.
TENURE
We are instructed to offer the property and business for sale as a leasehold assignment of a “user friendly” 51 year lease from a PRIVATE OWNER which commenced in April 2005 and is FREE of ALL TIES and has a currant ground rent of £20,000 p.a. plus a further £3,600 p.a. for an adjacent room. The main rent is set until 2010 and is Landlord & Tenant Act protected, therefore renewable at its end for a further 51 year period at no further cost and under no less favourable terms i.e. will remain Free of All Ties.
SERVICES
We are advised that the pub benefits from mains electric, water, sewage with heating by OIL. Business rates payable are subject to Small Business rate Relief and currently payable at £2383.35 p.a.
THE BUSINESS
Our client wishes to assign the lease to retire from the business solely due to personal health reasons. They have focused their efforts on developing the wet sales of the business in particular in relationship with becoming a favoured watering hole of Real Ale followers with regular entries within The Good Beer Guide including CAMRA Real Ale Pub 2006 with nominations for the award in 2008.
The pub sells above 280 barrels of Beer p.a. much of which is Real Ale from local Micro Breweries. The business is “ripe” for developing a good food offer and is ideal for new owners, one of whom can turn their hands to producing good home cooked food for which there is an unbridled opportunity. (with respect to our clients, food is not their strong point and they have only taken the food offer as far as their own limited skills can go).
Sales for the current year show circa £235,000 inc vat @ 17.5% (our client is on the 5.5% scheme) with a sales split of 88% Wet with the balance made up of food and lettings. Seeing “past” the current accounts our clients will discuss the Net Profits available which currently run above £60,000 p.a. The potential sales of this business are well in excess of £300,000 p.a. and due to the FREE of TIE nature of the lease allows for substantial discounts and subsequent advantage over other local tied pubs.
This is a business opportuity that will undoubtedly attract a lot of interest from clients who wish to build upon existing sales and live within one of the most sought after residential village locations in england
